My inspector missed a leaky pipe - cost me $2,100 later
Bought my first house in Phoenix three months ago. The inspector walked through, said everything looked fine. Gave me this long report full of fluff. Two weeks after moving in, water stains showed up on the kitchen ceiling. Turns out there was a slow leak from the second floor bathroom. Had to rip out drywall and replace some subfloor. Anyone else have an inspector blow past something obvious?

Did your inspector not take photos of the crawlspace or attic? I had a similar thing happen with a roof leak and it cost me a fortune. It's so frustrating because you pay for this inspection thinking they'll catch the big stuff and then they just miss obvious problems. Makes you wonder if they even really looked. I hope you called them back and raised hell about it, because that's not something small they overlooked. Honestly, I think a lot of these inspectors just rush through and don't care about the consequences for the buyer.

Gotta push back a little here @umamurphy. Not all inspectors are rushing through. I had one who spent 4 hours in my place, took like 200 photos, and still missed a slow drain issue that turned into a big plumbing fix.
Sometimes the stuff they miss is just really hard to spot without tearing stuff apart. Crawlspaces can be cramped and dark, and even a good inspector might not see a small leak starting behind a vapor barrier.
I get being frustrated when something gets overlooked after you pay good money. But I think blaming the whole industry for one bad experience isn't totally fair.
