Our inspector in Orlando found a leak under the kitchen sink that had rotted the cabinet floor and part of the subfloor. It was totally hidden by cleaning supplies. That wasn't on any obvious list, and we would have missed it. A good inspector uses tools like a moisture meter to find what you can't see. Skipping that check would have cost us thousands later.

Honestly, that sounds like fear selling. Most inspectors just create a huge list of minor problems to justify their fee. The serious issues are usually obvious to anyone with a basic eye for detail.
