My realtor told me to lowball by $25k and I actually got the house
I was so nervous putting in an offer $25k under asking on a fixer-upper in Austin, but the seller accepted because they needed to close fast. Has anyone else had a lowball offer actually work out for them?

That "needed to close fast" part is the real secret here lol. Most people don't realize sellers will take a huge haircut just to avoid a deal falling through with a buyer who's already under contract on their own place. In Austin specifically, flippers are sitting on houses they overpaid for in 2021 and some are desperate to unload before property taxes eat them alive next year. I've seen offers $30k under asking get accepted when the seller has already moved to another state and just wants to be done with it.

Right, isn't that the magic of a motivated seller though? I did the same thing in Phoenix a few years back, went in $20k under asking on a place that needed a new roof and HVAC. The seller had already bought another house and was paying two mortgages, so they jumped at it. It's wild how much leverage you have when you can smell the desperation. Your realtor definitely knew what they were doing reading the situation like that.
