Heard a guy at the coworking space say he's been "living" in Chiang Mai for 5 years without a proper visa

I overheard this dude named Jake at the Hub coworking space downtown bragging that he just leaves Thailand every 60 days for a weekend in Malaysia to reset his visa exemption. He said he's done this 30 plus times and never had issues, but I read online that Thai immigration started flagging people who do this more than 3 times in a row. Has anyone else run into problems with back to back border runs lately?
