TIL that my dream inspection contingency cost me $800

Honestly, I thought I was being super smart by waiving the inspection contingency on a cute little house in Austin just to beat out other offers. The seller's agent made it sound like no big deal, and I figured it was just a risk I had to take. Turns out, the foundation has a crack that'll cost at least $12k to fix, and I learned it after I already closed. My realtor kept saying I'd be fine, but now I'm stuck with a money pit. Has anyone else had to deal with a surprise repair after waiving inspections?

Honestly, that "deal" line got me thinking. I used to be one of those people who thought if something seemed too good to be true, it definitely was. But this place really changed my mind, mostly because I was just too stubborn to walk away. The roof needed patching and the wiring was a mess, but I got it for a song and fixed it up slow. Now I'm sitting here with a setup that's already worth twice what I paid for it. So yeah, sometimes a deal is just a deal.
