Threw $400 at a home inspection and it saved my butt
I was about to back out of an offer on a 1950s house in Denver because the inspection report scared me off... but my realtor convinced me to actually call the inspector and walk through the findings with him. Turns out half the 'big issues' were just old stuff that still worked fine, and the real problems cost way less than I thought. Has anyone else had an inspection report make them almost walk away from a good deal?

Are you sure it wasn't just the inspector being overly cautious?

Nah, I get why you'd say that, but I really don't think this was just the inspector being overly cautious. I've been through enough of these to know the difference between someone being picky and someone flagging a real problem. When they start talking about structural issues and use words like "immediate concern," that's not caution, that's a red flag. I'd rather deal with a strict inspector now than find out later they missed something serious. It's easy to brush it off as someone being dramatic, but I've seen too many horror stories from people who ignored warnings like this. Better safe than sorry when it comes to your home.
