I offered $15k over asking in Seattle and the seller just walked away
Our agent said it was a strong offer, but they didn't even counter, which taught me cash is still king. Anyone else get totally ghosted after putting in a serious bid?

Yeah, my buddy had that happen last month. Offered 20k over on a place in Ballard, got beat by an all-cash offer that was actually under asking. The market is just wild right now.

Wrote a personal letter to the sellers with our offer (it felt cheesy, but our agent said it helps). Also got fully underwritten, so our loan looked almost as good as cash.
