Fellow collector swore the 1871 map was a fake, turns out he was wrong about the signature
He pointed at the faded 'J. Wells' mark and said no real surveyor used that style, but after comparing it to three library copies in Philly last month, the signature matched perfectly and I paid $120 for a genuine piece.
